My approach in working with sellers is streamlined and fluid, yet always hands-on and highly tailored to the individual goals of my clients. My practice is informed by a professional background in marketing and consumer behavior, an extensive understanding of the ever-changing dynamics of our local market, and strategic negotiation methodologies.
Crafting our marketing narrative, deploying my expert design team to ready the home for active market status, pricing strategically and negotiating tactfully to secure the best offer will be the engine driving our success. And along the way you, your unique home and your specific goals will be the roadmap we follow.
Here’s what you can expect as we work together on the sale of your home:

We’ll meet at your property or get on a call to talk about your needs regarding a sale. Are you buying a new house with the proceeds? Where will you live in the interim? Is there a minimum profit you need for a sale to make sense? How long have you been in the house and what upgrades, if any have you put into it? Is there anyone else on the title? Are you looking to maximize gains or close quickly? We’ll determine all the baseline facts so we both know all the details before starting this project together. If you aren’t in a hurry, I’ll suggest a target listing date to ensure your house hits the market at the best possible time.

When you feel ready to move forward, we’ll sign a listing agreement. Then I’ll invite my lead designer in to consult on what renovations (updating kitchens, bathrooms, flooring, paint, refreshing the landscaping, etc) will raise the value of the home and get you the best return on your investment. I’ll collect the work we agree on, get your approval, and then manage the projects until they’re complete. We’ll simultaneously be getting inspections done on the home, I’ll be walking you through the necessary seller disclosures, and we’ll be creating your list of seller improvements. This process of creating a packet of materials for buyers - known as the disclosure packet - will help us begin to craft the narrative of this house and the story we’ll tell in marketing.

When the house has been prepped, we’ll stage furniture and decor, arrange photos, craft a bespoke copy page to tell the unique story of the home, then go live on the MLS. I’ll share the home with my network, host it open on one or two weekends and facilitate private showings with qualified buyers.

We’ll begin reviewing offers as they are submitted. I’ll be in your corner throughout the process consulting with you on which offers are strong and worth considering. Negotiations begin during this stage as we narrow down on the offer that appeals the most. When you choose the one to accept, we’ll sign and open escrow. You’re now under contract!

Closing periods are typically 30 days and sometimes 45 (and occasionally, but rarely, longer). During this time we’ll be working on your moving plans as documents are signed and funds are gathered in escrow. On closing day, funds will be released to your account, I’ll deliver the keys to the buyer’s agent and you’ll be ready to celebrate the win and move on to your next incredible chapter!
